Pricing your home is the more important than taking pictures of your listing. Here is a quick tip to get your home priced to be sold within 60-90 days.
Know Your Competition
Go to REALTOR.com, or the local MLS, find listings nearby in a similar price range, and then evaluate. I mean really, really evaluate this property and what is being offered at it’s price tag. How long has this been on the market?
If the photos weren’t enough to give you a feel for the property, contact an agent to go see it. I’d be happy to, or you could even give me a call and chances are that I’ve already been in that house.
Now is when it gets tricky. You have to be completely honest with with yourself and answer the question, “Is this a better house than mine?” If it isn’t than your price can be adjusted accordingly. If this home is better than yours you have a few options:
- Reduce your price- you have to offer more value than your competitor to get it sold.
- Make your house better- Why would anybody pay more for less of a house in a similar location?
- Take it off the market- Maybe this is your best option.
- Cross your fingers and hope for the best.
To sell your home, you need to offer more value than your competitors. If you aren’t offering more value for the money, than a sale will be extremely tough.
Also, keep in mind that a non-agent represented buyer is out there looking for deals. They understand that you aren’t listed with an agent, and that means a deal. Buyers know the market better than most real estate agents, so they’ll know if your house is or isn’t offering a better value than your competitors.
